Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical! We handle late notices and late rent collection efficiently and per the guidance of real estate law in North Carolina. And in the unlikely event of rent nonpayment, we will handle the full eviction process and re-renting the property quickly.

FUN FACT! Because we are so thorough with tenant placement, we have only had to file one eviction in the last 6 years (which we won)!

Our Rent Collections Policy

• Rent is due on the 1st day of each month and late after the 5th
• If rent is not received by the 5th day of the month, we initiate our internal collection process.
• We have the state-required legal 10-day Notice prepared and delivered on your behalf.
• We continue to follow up with the tenant during this 10-day waiting period.
• If we have not received the funds due at the end of this 10-day period we will initiate the legal eviction process with our eviction attorney. We handle the entire eviction process on your behalf.
• Although it is very rare, if necessary we will take the legal process all the way to the end by performing a physical eviction at the property with the local county sheriff.

What happens when a good tenant can’t pay rent? Sometimes even the best tenants run into financial problems. When this happens we put this tenant in contact with local aid agencies. We stay engaged to help reduce rent nonpayment in any way we can.
