What are the rent qualifications?
- Credit Score of >/=600
- Net Income of at least 3x the monthly rent
- No past evictions
- No convicted felonies in the past 10 years
- Not on the Sex Offender Registry
- No smoking
- Positive rental payment history from past landlord (or mortgage payments)

Can you hold a place before I apply?
Unfortunately we must receive an approved application and move-in funds before we are able to hold a place. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Nope! Just the security deposit and 1st month's rent! -
How old do you have to be to apply?
Every adult over the age of 18 must apply. -
Is the deposit refundable?
Yes! The security deposit is 100% refundable if you return the property in the same condition! -
Who needs a cosigner?
Individuals that do not qualify on their own to rent for financial reasons. So specifically if someone’s credit or income are not high enough to qualify on their own, they could qualify if a co-signer qualified and signed with them. -

How do I pay rent?

I want to get a pet. What do I do?
1st, contact your property manager! Then, if the home allows pets you will have to fill out a pet screening application with petscreening.com. -
I want to move out, but my roommate wants to stay. What do I do?
Contact your property manager. As a signatory on the lease you are required to fulfill your obligations but if your roommate qualifies on their own and can satisfy all of them then you may be able to get out of the lease early. -
My lease expiration is coming and I want to move out. What do I do?
Contact your property manager! As part of our process we will reach out to you 60-45 days before your lease is up to ask you if you want to renew or move out. -
Who is responsible for paying for repairs & maintenance requests?
The landlord and the resident depending on what item needs to be repaired. Here is a list of the common resident requirements but see your lease for all of the specific items you are responsible for.
- Resident required maintenance: (most) clogged toilets and drains, lawn care, small shrub care, replacing air filters, resetting GFIs and breakers, replacing refrigerator filters, and pests after the first 30 days of the lease.
